What's "unequal appraisal"?
The most powerful Texas ground: your value exceeds the median appraised value of comparable properties, adjusted. You can win even if your value equals market value โ€” the CAD's own data proves the case.
Texas doesn't disclose sale prices. How do I get comps?
Ask a real estate agent for MLS comps (most will help free), request the CAD's evidence packet โ€” they must provide the data they'll use โ€” and use our scraper to pull appraised values of similar homes for the unequal-appraisal angle.
Will protesting raise my value?
The ARB can technically raise a value, but it's rare. The bigger risk is doing nothing while your appraisal creeps up 10% a year at the homestead cap.
Should I hire a protest firm?
Firms typically take 25โ€“50% of first-year savings. The DIY process is genuinely homeowner-friendly โ€” online filing, informal settlement, short hearings. Keep your whole reduction.
What's the homestead cap?
With a homestead exemption, your assessed value can't rise more than 10% per year (plus new improvements) โ€” regardless of market value. Every successful protest lowers the base the cap compounds from.
